Modular Homes on Structofy by the numbers
Prices are the builders' listed starting prices for the home itself. 46 of 232 listings show a price; the others say "contact for price" and are left out of the price figures. Price per square foot uses the 45 listings that show both a price and a size, and does not include land, foundation, delivery or setup. This page counts listings whose builder labels them "Modular".
What modular homes are
A modular home is built in pieces called modules. Each module is a finished part of the house, with walls, floors, wiring, plumbing and often cabinets already in place. The modules are trucked to your lot, lifted onto a foundation with a crane, and joined together. A crew then finishes the seams, hooks up utilities and completes any porches or garages.
Modular homes are built to the same state and local building codes as a house built on site. That is the big difference from manufactured (HUD-code) homes, which are built on a steel chassis to a federal code. Because modular homes sit on a permanent foundation and meet local code, they are usually appraised, taxed and financed like any other house.
Factory building means work is not stopped by weather, materials are stored indoors, and inspections happen at the factory as well as on site. Many buyers like that the house can be built while the foundation is being poured, which can shorten the overall timeline. The listed price is usually for the home itself; land, site work, foundation, crane, delivery and finishing are often extra.
What to look for
- What the price includes: modules only, or also delivery, crane, set and finish work.
- How far the factory delivers, and whether your road can take wide loads.
- Who your general contractor is for the site work, and who handles the seams once the home is set.
- Floor plan changes the factory allows, and when the design gets locked.
- The warranty for the structure and for the on-site work.
- Whether your lender offers construction-to-permanent loans for modular homes.

Modular home questions
How much does a modular home cost?
On Structofy, 46 modular listings show a price, ranging from $59,905 to $990,000, with a median of $288,900. The median price per square foot is $300, before land, foundation and site work.
Is a modular home the same as a manufactured home?
No. Modular homes are built to the same local building codes as site-built houses and sit on a permanent foundation. Manufactured homes are built to the federal HUD code on a steel chassis.
How big are modular homes?
The median modular home on Structofy is 1,577 sq ft. Because several modules can be joined, modular homes range from small one-bedroom plans to large two-story houses.
Can I get a regular mortgage for a modular home?
Usually yes. A modular home on a permanent foundation is normally financed like a site-built house, often with a construction loan that converts to a mortgage. Check with a lender early.
How long does a modular home take to build?
The factory part is often a few weeks to a few months, but permits, site prep and finish work add time. Ask each builder for a full schedule.
Does Structofy sell modular homes?
No. Structofy is a directory. Open a listing or builder page and contact the builder for current prices and availability.
