What are the hidden costs of a prefab home?

Last updated November 2, 2026 · Prices from 1,645 Structofy listings

The biggest costs a prefab price usually leaves out are land, the foundation, delivery and crane set, utility connections, permits, and on-site finish work. With the median home listing on Structofy asking $260,000 for the structure, these extras can add a large share again on top, so budget for them from day one.

Why the sticker price is not the final price

Prefab builders price what they control: the home built in their factory. Everything that happens on your land depends on your site, your town and local contractors, so it is usually quoted separately or left to you.

Of the 1,590 home listings on Structofy, 289 publish a price, and those prices describe the home, not the finished project.

Land and site preparation

If you do not already own land, it is often the single largest cost after the home. Even on land you own, expect costs for surveys, clearing and grading, and a driveway strong enough for delivery trucks and a crane.

Rural land may need a well and septic system, and a perc test to show the soil can handle septic, so get those checked before you buy a lot.

Foundation, delivery and set

Modular homes sit on permanent foundations, and the type you choose matters: a basement costs more than a crawlspace or slab but adds usable space. Manufactured homes may use piers or a permanent foundation depending on financing and local rules.

Delivery cost rises with distance from the factory, so a nearby builder can save real money. Ask each builder for their delivery radius and whether their quote includes trucking, the crane and the set crew. You can browse builders by location on our builders directory.

Utilities, permits and finish work

Connecting to public water and sewer is often cheaper than drilling a well or installing septic, but connection fees vary by town. Bringing power to a remote site can also be expensive.

Permits, plan review and impact fees are set locally; your building department can give you a fee estimate. Finally, the "button-up" work of joining modules, plus decks, steps and landscaping, can be included by the builder or left for you to hire out.

Frequently asked questions

Does the price of a modular home include the foundation?

Usually not. Most builders quote the home itself, and the foundation is built on site by a local contractor or dealer.

Is delivery included in prefab home prices?

Sometimes. Some builders include delivery within a set radius, while others charge separately. Always ask.

How much should I budget for site work?

It varies widely by site. A flat lot with nearby utilities costs far less than a remote, sloped lot needing a well and septic, so get a local site estimate.

What is "button-up" on a modular home?

Button-up is the on-site work of joining modules, finishing seams, trim and final connections after the home is set.
