Prefab home prices by type
The fastest way to understand prefab pricing is to separate the main categories, because a 200 square foot tiny house and a 2,000 square foot modular home are priced on completely different scales. Modular homes have a median asking price of $289,000 across 46 priced listings. Tiny houses come in at a median of $97,000, reflecting their much smaller footprint.
Builders who do not publish a price are counted in the listing totals but left out of the price columns, so medians reflect only listings with a real number attached.
Price per square foot
Price per square foot is the most useful way to compare homes of different sizes. Across home listings that publish both a price and a size, the median works out to about $171 per square foot for the structure.
Smaller homes tend to cost more per square foot, because kitchens, bathrooms, windows and mechanical systems cost roughly the same whether the house is small or large. On Structofy, homes under 400 square feet work out to about $290 per square foot, compared with about $130 for homes of 2,500 square feet or more.

What the asking price usually includes
Most builders quote a base price for the home as it leaves the factory. That normally includes the structure, interior finishes in the standard package, and the systems built in at the plant such as wiring, plumbing runs and fixtures.
What it usually does not include is everything that happens on your property. Buyers should ask each builder exactly where their quote stops, because one builder's "turnkey" price and another's "base" price can describe very different scopes.
- Land, if you do not already own a buildable lot.
- Foundation work, whether a slab, crawlspace, basement or pier system.
- Delivery and crane set, which depend on distance and site access.
- Utility connections such as well, septic, sewer, water and power.
- Permits, impact fees, surveys and engineering.
- Finish work on site: decks, porches, driveways, landscaping and garage.
As a general rule of thumb, site costs can add a large share on top of the home price, and on difficult or rural sites they can rival the cost of the home itself. See our guide to hidden prefab costs for a full checklist.
How to get an accurate number for your project
Start by shortlisting a few floor plans in your size range and noting their listed prices. Then ask each builder for a written quote that spells out delivery, set, foundation and what finish level is included.
Get a local general contractor or the builder's dealer to price site work separately, and check with your county about permit costs and whether your lot allows the type of home you want. With those three numbers in hand, the home, the site work and the fees, you will have a realistic all-in budget rather than a sticker price.
